The transfer of legal title to property from one party to another or the granting of a mortgage is known as Conveyancing. It also may be used in the context of moving bulk commodities such as water, electricity or gas. The system is designed to ensure that the buyer of the land secures the title and all the rights that run with the acquired land including notification of any restrictions in advance of purchase.
Conveyancing is facilitated by a system of land registration which has been put in place to assure good title is take over the property and to encourage reliance on public records.
The procedure occurs in three stages and the party purchasing the property must ensure they obtain good title of the land and have the right to sell the property at a later stage including no factors which would impede re-sale or mortgage of the property.
